Rental Policies


Booking Requirements

  • Primary guest must be at least 25 years old.
  • The individual making the reservation must occupy the property for the duration of the stay.
  • Government-issued photo ID may be required prior to check-in.
  • Reservations obtained under false pretenses may be canceled without refund.

Payment Policy

  • Full payment is due at the time of booking unless otherwise stated.
  • Security deposits, incidentals, or hold authorizations may apply depending on the property and stay length.
  • Rates, fees, and taxes are subject to change until reservation is confirmed.

Cancellation Policy

  • Full refund for cancellations made 14+ days before check-in.
  • 50% refund for cancellations made 7–13 days before check-in.
  • No refund for cancellations made within 7 days of arrival.


Check-In / Check-Out

  • Check-in: 3:00 PM
  • Check-out: 11:00 AM
  • Early check-in or late check-out may be available for an additional fee and must be approved in advance.
  • Unauthorized late checkout may result in additional charges.


Occupancy Limits

  • Maximum occupancy limits are strictly enforced.
  • Only registered guests are permitted on the property unless approved in advance.
  • Parties, events, large gatherings, and unauthorized visitors are prohibited.

Quiet Hours

  • Quiet hours are from 10:00 PM to 8:00 AM.
  • Excessive noise, disruptive behavior, vulgar conduct, or disturbances to neighbors may result in immediate termination of the stay without refund.


Smoking Policy

  • No smoking or vaping inside the property.
  • Evidence of smoking indoors will result in additional cleaning and deodorization charges.
  • Dispose of cigarette waste properly and never in landscaping or planters.


Pet Policy for listings specifically listed as Pet Friendly

  • Approved pets only. Max 2 pets.
  • Pet fee may apply.
  • Pets must be house-trained and properly supervised at all times.
  • Guests are responsible for all pet-related damage, waste removal, and excessive cleaning.
  • Pets may not be left unattended unless kenneled.


Property Use & Safety

  • Guests agree to use the property responsibly and follow all posted rules.
  • Rearranging furniture, tampering with equipment, or misuse of amenities is prohibited.
  • Use of fire pits, grills, hot tubs, ladders, lofts, pools, docks, or outdoor amenities is at guest’s own risk.
  • Tiny homes include compact spaces, ladders, lofts, and elevated sleeping areas that may present safety risks for children, elderly guests, or mobility-impaired individuals.


Damage Policy

  • Guests are financially responsible for damage caused during their stay beyond normal wear and tear.
  • Missing items, excessive cleaning, stains, smoke remediation, unauthorized pets, or rule violations may result in additional charges.
  • Damage must be reported immediately.


Maintenance & Mechanical Failures

  • While every effort is made to maintain all amenities, occasional outages or equipment failures may occur.
  • Refunds are not guaranteed for temporary interruptions involving:
  • Internet/WiFi
  • Cable or streaming services
  • Appliances
  • HVAC
  • Utilities
  • Hot tubs or pools
  • Hosts will make commercially reasonable efforts to resolve issues promptly.


Weather & Natural Conditions

  • Many properties are located in coastal, wooded, or rural environments.
  • Guests may encounter insects, wildlife, uneven terrain, weather-related debris, or temporary environmental conditions common to outdoor destinations.
  • No refunds are provided for naturally occurring environmental conditions.

Host Access

  • Host or maintenance personnel may enter the property when reasonably necessary for emergency situations, repairs, maintenance, or rule enforcement.



Liability Waiver

  • Guests assume all risks associated with use of the property and amenities.
  • Host is not responsible for accidents, injuries, illness, theft, loss of valuables, or damage to personal property occurring during the stay.
  • Guests agree to supervise children and use all amenities responsibly.
